Job Summary Under the supervision of the Operations Supervisor, responsible for full interior and exterior maintenance of 27,000 sq. foot building and surrounding property. This includes the performance of mechanical and electrical testing, repairs and routine preventive maintenance of equipment and facility systems such as plumbing, lighting, HVAC, etc. and maintains logs and inventory of repair parts needed.

Performs carpentry, painting, plastering along with light housekeeping, landscaping and other tasks required for routine upkeep. Also responsible for ensuring sufficient levels, and operational availability and efficiency of supplies and equipment to ensure a smooth and effective system of support to patient care.

Oversees safety and security systems to ensure proper functionality. Responsible for the safe and efficient transportation of lab specimens, medications, immunizations, and interoffice correspondence for Brookside, Southern Jamaica Plain Health Center and South Huntington facilities.

Qualifications Properly maintains grounds and building exterior to meet appropriate standards in appearance and maintenance, providing clean, safe access and walkways for staff and patients. Removes all hazards due to snow, ice or disrepair through snow shoveling and/or ice removal and maintains oversight of necessary repairs to driveway, building exterior, etc.

Responsible for proper collection and disposal of contaminated trash throughout the health center according to established hospital policy and the maintenance of safe and protected systems for disposal of contaminated materials and sharps. Performs routine facility mechanic support and a variety of general mechanical maintenance duties that includes: -Carpentry work such as repairs to interiors, installing shelves, mounting bulletin boards, furniture repair, installation of bumper rails in areas of heavy traffic etc.

Uses hand and power tools such as hammers, drills, saws, and sanders. -Routine plumbing work such as repair of leaking faucets, unplugging drains, replacing washers, etc. Reads and interprets blueprints (pipe drawings) for various information such as size and location. -Painting to include the application of paint, plaster, stain, or varnish to furnishings as well as interior and exterior surfaces of facility by use of brush, roller or spray compressor using proper technique for preparation, and maintaining proper standards for safety and cleanliness. -Provides routine electrical/mechanical maintenance that includes changing light bulbs, and identifies and repairs frayed wiring, loose ceiling tiles, faulty door closing mechanisms and any other facility needs. -Establishes and managed preventive maintenance programs and on-going monitoring for all systems.

Works with CBRE when appropriate for larger projects/repeairs and all electrical installations Using on-line ordering systems, places timely and comprehensive orders for routine and special-order supplies, in response to requests from clinical directors, to ensure sufficient supplies and equipment availability. Maintains par level inventory of central supply within the health center.

Performs preventive maintenance on equipment, including both clinical and information systems, conducting routine and special reviews and testing to ensure that all are working properly and safely. Performs minor repair involving necessary disassembly removal and replacement or repair of defective parts and re-assembly.

Maintains comprehensive logs of routine reviews and documentation of upkeep and repairs. Responsible for oversight of safety systems throughout health center, through established monthly safety checks and reporting in a timely basis and provides routine on-going maintenance of such systems.

These include emergency lighting, exit signs, fire extinguishers and fire alarm/ suppression systems. Completes routine and special reports and maintains appropriate records.

Brings any problems to supervisor’s immediate attention and takes action to seek assistance that result in correcting problems or issues as needed. Participates in planning activity and development of solutions to specific problems.

Independently assesses building operational problems and, if necessary, contacts appropriate skilled trades person for additional expertise keeping supervisor informed. Provides coverage to other operational staff, especially to driver, as necessary, and performs additional tasks assigned.

Tasks include: Responsible for organizing and coordinating all transportation supports to meet center-wide needs. Transportation of all BCHC, SJPHC and South Huntington lab specimens to appropriate drop off points including BWH, Boston Medical Center, State Laboratory, ensuring safe/secure care of materials and prevention of any damage.

Timely delivery of pharmaceuticals and medications from BWH as well as Department of Public Health and Boston Public Health Commission, maintaining proper temperature control in appropriate storage/transport containers. Distributes mail from BWH for various points at BCHC, SJPHC and South Huntington as well as distribution of BCHC, SJPHC and South Huntington outgoing mail to various BWH departments, and mail room, ensuring safe/timely delivery.

Picks up MBTA-passes last Thursday of each month. Responsible for periodic delivery of special contracts and grants to various outside organizations, ensuring timely delivery to protect funding, etc.

Conducts weekly preventive maintenance checks, and periodic washing/cleaning on BCHC vehicle. Services vehicle as needed.

Additional Job Details (if applicable) Advance Technical training preferred; High School Graduate with 4-5 years comparable experience required. Ability to read, write and perform simple arithmetic calculations and to read blueprints and complete accurate measurements essential to position.

Strong computer skills, experience and knowledge required. Demonstrated ability to operate a variety of power and hand tools in a safe and efficient manner.

Requires a current class 3 driver’s license from the Commonwealth of Massachusetts and demonstrated safe driving record. Knowledge of appropriate building/safety codes and requirements.
