Position Overview POSITION SUMMARY: The Facilities Maintenance Supervisor oversees daily maintenance operations across multiple facilities, ensuring maximum uptime of critical utilities and infrastructure , system that include but are not limited to : HVAC; DIW, ROW, PCW, and CW; compressed air and vacuum, industrial gas and chemical delivery, electrical distribution, process and building plumbing, and cleanroom environments . This role leads a team of senior facilities technicians, prioritizes work, manages PM compliance, coordinates vendors, and ensures all facility systems operate safely, reliably, and in accordance with regulatory and company standards.
The Supervisor is the operational leader responsible for execution, troubleshooting escalation, and maintaining a high‑performance maintenance culture. This position complements the Facilities Project Engineer by owning day-to-day operations, troubleshooting, technician leadership, and reliability improvements. Knowledge: Has deep knowledge of high-tech manufacturing facility systems and uses professional concepts and company objectives to resolve complex issues in creative and effective ways. Job Complexity: Works on systems where analysis of situations or data requires a deep understanding of the connectivity of the building systems, what they impact, and how to resolve issues quickly. Exercises judgment in selecting methods, techniques, and evaluation criteria for obtaining results.
Internal and external contacts often pertain to company plans and objectives. Supervision: Be able to work self-directed, d etermin ing methods and procedures on new assignments . This role will also supervise 4 to 10 facilities maintenance technicians, providing direction, prioritization, technical guidance, and performance leadership to ensure consistent, high-quality execution of daily tasks and preventive maintenance.
Experience: Typically requires a minimum of 12 years of hands-on successful troubleshooting and preventive maintenance experience in facilities maintenance or operations in a manufacturing or cleanroom environment. ESSENTIAL JOB FUNCTIONS: Team Leadership — Direct, mentor, and evaluate a team of facilities technicians; assign daily tasks; ensure safe, high‑quality work execution. Preventive Maintenance Oversight — Plan, schedule, and manage PM activities across HVAC (Class 10 - 1000 cleanrooms) , water systems , compressed air and vacuum systems , industrial gases and chemical d elivery systems , electrical distribution, and process p iping systems.
Uptime Management — Ensure 24/7 reliability of critical utilities supporting cleanrooms and manufacturing operations. Troubleshooting Escalation — Lead response to equipment malfunctions; diagnose mechanical/electrical failures; coordinate corrective actions. CMMS Administration — Manage work orders, PM schedules, asset records, and technician workload through the CMMS.
Vendor & Contractor Coordination — Oversee external service providers; verify quality of work; ensure compliance with scope and safety requirements. Regulatory & Safety Compliance — Enforce OSHA, hazardous materials, stored energy, and cleanroom protocols; maintain documentation and audit readiness. Conduct routine walkthroughs of mechanical rooms, cleanrooms, utility spaces, and production support areas.
Cross‑Functional Collaboration — Partner with manufacturing, engineering, and EHS to support production needs and facility infrastructure improvements. Emergency Response Leadership — Serve as primary escalation point for alarms, utility failures, and safety incidents; participate in 24/7 on‑call rotation. Continuous Improvement — Identify reliability risks, propose improvements, and implement best practices to enhance system performance and technician efficiency.

REQUIRED: 12 - 15 years’ hands-on experience in facilities maintenance or operations in a manufacturing or cleanroom environment. Experience supervising or leading technicians (formal or informal leadership). Strong electrical and mechanical maintenance and troubleshooting skills across: HVAC Water systems (including DI, RO, PC, Chilled) Compressed air and vacuum Industrial gases Bulk chemical delivery and waste stream systems (i.e.
AWN) Electrical distribution Process piping and exhaust BMS/EMS Controls alarms, trends, control logic . CMMS Workflows PM scheduling, work order management . Hazardous Materials & Stored Energy compliance and safe handling .
Ability to understand t echnical d ocumentation ( P&IDs, schematics, wiring diagrams ). Experience with HVAC control systems and basic BMS/EMS monitoring and troubleshooting. 4 years’ experience in HVAC preventative maintenance, balancing, and assessment .
Strong communication and teamwork skills. PREFER RED: Experience in semiconductor or other high‑precision manufacturing environments. Experience with Class 10 or similar cleanroom HVAC systems (EPA refrigerant certification) .
Familiarity with hazardous waste handling procedures. Basic fabrication, carpentry, or light construction skills. PHYSICAL DEMANDS : The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

Employees handling hazardous waste will ensure that waste containers in their work areas are properly labeled , dated , and sealed . Report any incidents involving hazardous waste to supervisor. OTHER: Other duties may be assigned.
